According to my research, the classified ad in the most widely read newspaper in the area generates by far the most leads for regional real estate investors. I know it’s expensive, and sometimes it doesn’t even result in phone calls, but if you want to stick with the real estate investing industry, just put it in there and leave it. Get used to it as a cost associated with conducting real estate business. The commercial range is $350.00 per calendar month for my 4-line advertisement. I’d think about running it every day of the year to remind everyone that you are a real estate expert and that you buy property in their area.
I have observed numerous “real estate investor” advertisements come and go over the past few years or so. Most people place them for many or even a few weeks before removing them or attempting to only place them in on weekends. This is not how real estate marketing functions, plain and simple. Place and maintain your real estate ad in the newspaper. You’ll realise after you close your first business that it is well worth the cost, I assure you. Don’t be alarmed if you see real estate investor adverts from numerous other investors there. They are there as a result of the responses. Just make sure to pick up the phone when someone calls and keep it on all the time to avoid wasting money.
I always call on the advertisement when a new one for real estate investor information appears in my newspaper. I receive an answering machine or message nine out of ten times. Now, I’ve had other real estate agents fight for position and switch out their ad wording to be in front of mine in the column, but it seems to have made no effect at all, at least not that I can see. Don’t worry about those issues; just distribute the advertisement and move on. Sellers will call, albeit it can take a few days or even a few weeks for things to get going. Once your classified advertising is up and running, you should immediately get to work on your other marketing strategies. Within a few weeks or months, if you only go through one idea per week, you will have a remarkably effective real estate buying procedure.

Then post these flyers on all of the notice boards in the town or region where you want your property, foreclosure, or distressed house to be purchased. Additionally, I advise you to hang some of them from phone poles in the areas where I like to purchase real estate so they won’t get damaged by the rain by placing some of them in those plastic sheet shielders. Although not as noticeable as the bandit signs, they nonetheless draw calls when placed on poles in the neighbourhood. Every time I stop at a grocery store, big-box retailer, or really anywhere, I keep a file in my car and put them up. Other places to put them include:
